Water Damage Restoration Cost in Maryland

The first question most people ask us is simple: "How much is this going to cost?" It's a fair question. It's also the hardest one to answer over the phone.

Water damage isn't a fixed-price job. A small kitchen leak caught in an hour and a basement that sat wet for a week are completely different projects. Here is what actually moves the price, so you can read an estimate with confidence.

The two parts of the bill

Most water damage jobs have two phases, and they're priced differently.

Mitigation is the emergency work. It means stopping the damage from spreading: pulling out standing water, removing materials that can't be saved, and drying the structure with fans and dehumidifiers. It's usually priced by the size of the area and the number of days equipment runs.

Restoration is the rebuild. New drywall, insulation, flooring, paint, and trim. It's priced like any construction job, based on materials and labor.

We explain the difference in more detail on our water damage restoration page. The short version: mitigation limits the loss, and restoration puts the house back.

What drives the cost?

  • How much area is wet. One room costs less than a whole floor. A wet basement with finished walls and carpet costs more than a bare concrete one.
  • What kind of water it is. Clean water from a supply line is the simplest. Gray water needs more care. Sewage or floodwater (black water) requires protective gear, more removal, and stricter cleanup, so it costs more.
  • How long it sat. Water that has been there for 12 hours is a different job than water that has been there for 3 days. Waiting adds materials that can't be saved, and it can bring mold. See our guide on how fast mold grows after water damage.
  • What got wet. Carpet and padding are usually easy to replace. Hardwood, tile over a wet subfloor, and built-in cabinets cost more.
  • How many days of drying. Drying equipment is charged per day. Most jobs need several days and daily moisture checks.
  • Time of day. Emergency calls at 2 a.m. can cost more than a call at 10 a.m.
  • How much rebuild is needed. Replacing a few feet of drywall is small. Rebuilding a room is not.

Why we don’t list prices here

Cost varies from job to job. Two homes with the same kind of leak can end up with very different bills, depending on everything in the list above. A single number in a blog post would be wrong for most readers.

What we can do is give you a real number for your home. We look at the damage, take moisture readings, and write an itemized estimate. Estimates are free. If the scope changes once we open up a wall or floor, we tell you before we go ahead.

What a fair estimate should include.

Ask for a written estimate and check that it lists:

  1. The areas affected, with measurements.
  2. What will be removed and what will be saved.
  3. The drying equipment and how many days it will run.
  4. Whether the price covers rebuilding or only drying.
  5. How progress will be documented, such as daily moisture logs and photos.

If an estimate is one number with no detail, ask for more. Your insurance adjuster will ask for the same detail.

Red flags in a quote

  • A price given over the phone with no one looking at the damage.
  • No mention of moisture readings or how they'll know it's dry.
  • The lowest bid by a wide margin. Cutting drying days is a common way to look cheap, and you can pay for it later in mold.
  • Pressure to sign right now without reading anything.

Will insurance pay?

Often, yes, when the damage is sudden and accidental, like a burst pipe or a leaking dishwasher. Flood water from outside usually isn't covered by a standard policy. We explain this in our guide to homeowners insurance and water damage in Maryland. We keep photos, drying logs and an itemized scope so your claim has what it needs.
